When it comes to investing in off-the-plan properties a concern many of our clients have is quality. How can they be sure the quality of the building will match what the glossy marketing renders promise? We thought the best way to eliminate that concern was to meet the developers and see, feel and touch the product for ourselves.
So when Craig and I were invited to an exclusive property roadshow last month, we decided that it was worth the effort and time away from the business to investigate on behalf of our clients.
The roadshow was hosted by one of our key partners, Aviate Group, a leading Property Research House as well as ARIA Property Group, a multi award-winning property developer in Brisbane.
Having worked closely with Aviate Group over the last few months, we knew they only partnered with the cream of the crop, so we were excited to have the opportunity to experience properties built by one of their recommended developers.
We visited six ARIA properties across two days and were blown away. The ARIA vision as well as the commitment to high standards meant that we were not viewing six blocks of units. Instead, we were viewing a lifestyle unique to the Brisbane market.
The quality of the building fittings and fixtures were impressive, but that wasn’t the only wow factor. There was a clear theme that ran through all of the ARIA properties and it was the dedication to detail and sophistication that showcased a new standard of living.
The ARIA team considered the ambience of the lobby, as well as the vibe of the hand picked cafes, restaurants and retail stores that surround each property to compliment the profile of the residents they want to attract. Every property had stunning panoramic city and river views from large rooftop top terraces which also housed a gym, pool and shared BBQ area. A few of the properties also had movie theatres as well as a private dining room with state of the art kitchen appliances for residents to entertain guests.
Taking it that step further, ARIA have also launched their own property management division to ensure the quality of their properties are maintained to their standard for years to come.
Tim Forester, founder of ARIA, who says he wants to walk past all of his projects in 20 years’ time and feel proud to show his family what he has built. It was not short of impressive to see his passion come to life in each property.
The message here is to know the developer you’re considering buying from and do your research. Quality is important. Outside of demand vs supply, quality will be the biggest determinant of return on investment for an investor. Invest in the best that your budget allows. Never ever skimp on quality when it comes to your future financial prosperity.
